What a plot can carry under CGDCR-2017 — residential or commercial, ordinary or tall building.

This tool works out how much floor area a plot can legally carry under Gujarat's CGDCR-2017, before you commit to buying it. Give it the development authority, the zone from the sanctioned Development Plan, what you intend to build, the plot's area and frontage, and the width of the road it abuts — depth fills itself in, and any field left blank uses the greyed default. It then applies the FSI table for your zone, the height cap for your road width, and the setback rules for your building height, and checks whether the shape of the plot can actually hold the FSI you are entitled to. The answer sits in the bar at the bottom of the screen: buildable floor area in square feet, and which of the ceilings is the one actually limiting you — zone FSI, the road-width height cap, or a height you chose yourself. Switch the route at the top to compare the ordinary provisions against Chapter 12, the tall-building regime with its 5.40 cap and no statutory height limit. Switch the design driver to set a floor count instead of a height, and it returns the floor plate each level would need. Nothing here is a development permission — it is a screening tool, to be confirmed against the live GDCR and an architect's massing.

Building

Height comes from floor count × floor to floor. The calculator then works out the plate each level needs to reach the FSI.
Leave blank and the calculator uses the maximum the road width allows.
Used for the slenderness ratio. A ratio of 9 or more brings a building under Chapter 12 even below 100 m.
Not an entitlement. Leave at zero unless the authority has confirmed a specific loading in writing.
Parking, service and refuge floors sit outside FSI — they use height, not entitlement. Blank fields use the greyed value.

28 July 2026 · draftNot yet law. Proposed variations published 28 July 2026, open to objections. They would cap bungalows at 12 m and treat anything taller as an apartment, create the first formal PG, hostel and preschool categories, and require 2 m staircases in all commercial buildings regardless of height, replacing the present 1.5 m below 25 m. None of it is applied here, because none of it is notified.
CaveatThis register is not guaranteed complete. Gujarat publishes variations piecemeal in the Government Gazette and the Town Planning Department portal blocks automated access, so a full chronological list could not be read. Treat it as a good-faith account, not an audit.
What this does not know
  • It does not check whether your use is permitted in your zone. Road width and plot size are checked; the full zone-use matrix in Table 6.4 is not. Commercial use in a Residential Zone III will compute without complaint.
  • Bungalows and row houses are not modelled. Dwelling-1 and Dwelling-2 take their margins from Table 6.25, which this build does not carry. Apartment buildings are modelled — they share Table 6.26 with commercial use.
  • The Chapter 12 margin table OCRs ambiguously in the circulated gazette PDF. It is applied here as 12 m on all sides for the 100–150 m band and 15 m above 150 m, with 15 m and 20 m respectively between buildings or podiums. Verify against a clean gazette copy before using it for massing.
  • Airport NOC is the real height ceiling across much of Ahmedabad and binds under both regimes. Chapter 12 sets no statutory height limit, but the obstacle-limiting surface does.
  • Parking and common plot are not built in. Set the FSI-free floor count yourself from Table 6.45, and check the common plot against Table 6.50.
  • GMC, D9 (GIDC), GIFT and Sabarmati Riverfront run on their own tables and are outside this tool.
  • A screening tool, not a massing study, and not development permission.
